Northern Vietnam is affirming its position as the country’s leading strategic industrial hub, with strong growth rates and continuous FDI inflows. By the first quarter of 2025, this region had more than 120 operating industrial parks (IPs), a total area of about 35,000 hectares, and an occupancy rate of nearly 80%, showing that the demand for land rental and production expansion is at a very high level.
Nationwide, more than 11,200 FDI projects with a total registered capital of up to 231 billion USD have poured into IPs and export processing zones, of which the North accounts for nearly 40%. Names like Bac Ninh, Hai Phong, Hung Yen, and Thai Nguyen continue to play a leading role.
So what are the most notable major industrial parks in the North today? Let’s explore 13+ leading IPs in 2025 in the list below.
Northern Vietnam has firmly affirmed its position as a strategic industrial center, becoming a magnet attracting huge FDI flows. Instead of general comments, let the numbers from the most reputable reports speak for the heat of this market.
Overall picture and role of IPs To clearly see the position of the North, look at the national context. According to a report by the Vietnam Association of Realtors (VARS), as of the first quarter of 2024, the country had about 418 industrial parks attracting more than 11,200 FDI projects with a total registered capital of up to 231 billion USD. This figure accounts for nearly 40% of the country’s total FDI, affirming the backbone role of IPs in the economy.
Northern Focal Point: Impressive occupancy rates and rental prices Focusing on the Northern region, the report by Savills Hanoi published at the end of 2024 showed very positive indicators:
This record-high occupancy rate shows that the demand for land and factory rental in the North is huge, far exceeding supply in many strategic locations.
Growth momentum from continuous FDI flows The heat of the market is further confirmed by foreign investment flows. According to the Foreign Investment Agency (FIA), in the first half of 2025 alone, newly registered FDI capital in Vietnam increased by more than 32% over the same period. This is the clearest proof of international investors’ confidence in Vietnam’s production potential, and the North is one of the top priority destinations.
In general, with complete infrastructure, high occupancy rates, and continuous FDI inflows, the Northern IP market is in the most vibrant development stage. The problem for investors now is no longer “whether to come or not”, but “which IP to choose to optimize opportunities”.
With solid foundations in location, infrastructure, and policy, it is not surprising that the North is a gathering place for Vietnam’s leading industrial parks. Let’s go into detail about the following 13+ prominent names.
